Every time my business partner and I start looking for a new space, at some point during the process we turn to each other and say, \u201cWe could make $1M in this industry because we would RETURN EFFING PHONE CALLS!\u201d Seriously, it\u2019s pretty stunning the lack of follow through when you\u2019re interested in leasing a space\u2014at least if you\u2019re looking for under 10,000 sq feet. My uncle, who has been the head of a couple different MAJOR commercial real estate companies says to me each time I talk about it with him, \u201cYeah, it\u2019s hard to get motivated when you\u2019re dealing with a company the size of yours.\u201d Besides the fact that it\u2019s pretty insulting, I think it\u2019s really short-sighted as according to the SBA, 99.7% of ALL businesses are considered \u201csmall\u201d. Of course, they consider anything under 500 employees \u201csmall\u201d, but you get the point. But enough about my supportive family\u2026. \ud83d\ude42<\/p>\n

The point of this post is to tell you about how pleasant the last two deals we have done have been because of one guy: Rodney Schwalbach of ESG Realty (www.esgrealty.com). And that\u2019s exactly what he does. To start, he\u2019ll show you a report of what\u2019s available in the area you are interested in and from there takes care of all contact with the landlord or their representative. And he ALWAYS looks out for your best interest. He\u2019ll suggest you walk away from a deal if he doesn\u2019t think it\u2019s good for you and he explains everything along the way.<\/p>\n

In short, as he\u2019s not representing any certain property, he doesn\u2019t really care what they (the landlords or real estate agents) think of him. On top of all of that, he calls\/emails you back immediately. Every time. If you\u2019ve ever been through this process, you know what a freaking NIGHTMARE it can be, and it\u2019s really nice to have someone else on your team. Give him a call if you\u2019re looking. The small non profit I work with (Sun Dragon Martial Arts and Self Defense) had been on an extended property search for more than a year when I met Rodney at small business symposium put on by the Austin Independent Business Alliance\u2013he was presenting on real estate searches and contracting if I recall correctly. We had searched on our own and had also worked with an agent and neither process had worked well for us. After plenty of initial skepticism that someone who had done so much work for larger business would be able to listen and help us, we signed on with him.<\/p>\n
We found a suitable property in a relatively short period of time but it wasn\u2019t until the search was over and the negotiations began that ESG proved their true worth. Despite being an attorney, there are all kinds of details to work out in a long term lease contract that I wasn\u2019t familiar with or comfortable with.
